Market data · Washington
Washington market statistics.
Washington market statistics are reported separately by each MLS that publishes them. Every figure on this page is cited to its source MLS and its reporting period, and no numbers are blended, estimated, or made up.
Reported by MLS
Each market, reported by its own MLS.
Every statistic below sits under the MLS that publishes it, with that MLS named as the source and the month it covers. Figures from different MLS sources are never combined, and anything not yet pulled from an official report is clearly marked rather than estimated.
Market statistics are reported separately by each MLS and are never combined. Each block cites its source MLS and reporting period, and no numbers are blended across services.

Data to be added, sourced from NWMLS (Northwest Multiple Listing Service)'s official report.
NWMLS, the Northwest Multiple Listing Service, supplies market data for the Washington markets MORE Realty serves, including Kirkland and Vancouver.
Source and reporting period
Each block above names the MLS that publishes the data and the month the figures cover. When an official report has not yet been pulled, the block reads “Data to be added.” Figures refresh monthly, and no value appears here until it has been taken from the source MLS's report.
Never blended, never estimated
Each MLS reports its own geography and its own period, so the numbers cannot be added together or mixed into a state-level average. The Monthly Market Snapshot on the Washington plan page follows the same rule and is refreshed alongside this page.
Reading the numbers
What the statistics tell you.
Median sale price
The middle of the market, not the average. Half of the closed sales came in above this number and half below, which makes it a steadier read on where prices actually sit than a simple average. Year-over-year change shows how the figure moved against the same month last year.
Why source and date matter
Every MLS covers its own geography and publishes on its own schedule. Citing the source and the reporting period with each figure keeps the numbers honest, comparable month to month, and impossible to mistake for a blended state average.
Active inventory
The number of homes available to buy right now. Rising inventory gives buyers choices; shrinking inventory keeps competition tight. It is reported by each MLS for its own service area.
Month-over-month change
Whether each number moved up or down since the previous month. One month is noise; the direction over several months is the story, and it is the number clients ask about first.
For agents
Know your market. Own the conversation.
Clients do their own research today, and the agents who earn their trust are the ones who can explain what the numbers mean. This page keeps the Washington figures in one place, cited to the MLS that publishes each one and refreshed monthly.
